As someone who spends every day in this market I've gotten really good at identifying what drives prices up and what doesn't. Here's a breakdown of the most common Denver luxury apartment features that will cost you more and why they're worth knowing about before you start your search.

Balcony
Outdoor space in an apartment is a premium. A balcony gives you your own private outdoor area which is a big deal especially in Denver where the weather is incredible most of the year. Typically a balcony will add anywhere from $100 to $200 per month to the cost of a unit compared to the same layout without one. Know that the bigger the balcony the bigger the premium.
Powder Room
As we talked about in our layout post, a powder room is a luxury addition that keeps your primary bathroom private when you have guests over. It's a small feature that adds a big quality of life upgrade and buildings price it accordingly.
Floor to Ceiling Windows
True floor to ceiling windows are rare and when you find them they come at a premium. The amount of natural light they bring into a space is unmatched and the visual impact is incredible. If natural light is a top priority for you this feature is worth paying for but just know it's one of the harder things to find.
Amazing Views
This is one of the biggest price drivers in any building. A unit looking out over the mountains, the city skyline, or a body of water will almost always cost significantly more than the exact same unit looking into a courtyard or an alleyway. In some cases sacrificing the view can save you up to $1,000 per month on the exact same unit. More on this at the end because there's actually a really smart way to play this.
Higher Floor
The higher you go in a building the more you pay. Higher floors mean better views, less street noise, more privacy, and just an overall better feel. Ground floor and lower level units are almost always the most affordable in the building for the opposite reasons. One thing worth knowing is that not all buildings have the same ceiling height on every floor. Some buildings have certain floors (not always the bottom or the top) where the ceilings are significantly higher than the rest. Here's something we tell every single one of out clients. If your priority is having a beautifully appointed unit with premium finishes and features, the single best thing you can do to keep your cost down is to sacrifice the view and the floor level.
The reality is that the exact same unit in the exact same building can have a dramatically different price tag depending on what it's looking at and how high up it is. A unit on the fourth floor looking over a courtyard or an alleyway or a parking lot with every single premium feature listed above will almost always rent for significantly less than the identical unit on the fourteenth floor with a mountain view. In some cases we're talking up to $1,000 per month difference on the exact same unit.
The finishes are the same. The kitchen is the same. The ceilings are the same. The layout is the same. The only difference is what's outside your window and how high up you are.
So if you want the nicest apartment you can possibly get for your budget, tell your agent you don't care about the view and you don't need to be on a high floor.
